The Sunny Banks made it through the hurricane with some damages to the screens and lanai cage. These items will not affect the enjoyment or use of the property. The WIFI and cable are scheduled to be repaired and service is not gaurenteed. Clean and ready for a comfortable stay.

Walk-in the front door to an open living concept with large, vaulted ceilings, views of the pool, and freshwater canal. A newly built home with a laidback ambiance reflective of the Sunshine State. Secure keyless front door entry, dreamy bedding, freshly furnished in a modern stylish design, and is a well-appointed vacation rental home. (How vacation rentals should be.) "Sunny Banks" is a professionally managed vacation rental by Home Rental Systems of Florida, Inc. Safe and secure payment processing, and no surprises! Just a worry-free Cape Coral Florida vacation!

**TV's in all bedrooms and new ping pong table** Given the subtropical climate that this part of the world enjoys, we wouldn't blame you if you spent most of your time outside. There's a barbecue for ready for an amazing grilled seafood dinner, (Which we highly recommend checking out Lobster Lady or Merrick’s for either a fabulous night out or to buy fresh seafood at their markets) as well as covered seating under the lanai. As you relax outside, the sense of peace and quiet will give you the feeling that you're in the back of beyond. There are also 4 loungers out here to make the most of the Florida sun and a pool with an oversized bubbly hot tub and heated sparkling SALTWATER pool to enjoy. Located on the Caramba Canal, a freshwater Memory Lake/canal chain, where you can experience some of SW Florida's bass fishing and kayaking! We also offer low-cost kayak/paddleboard rentals are available to explore the 6 lakes and over 17 miles of freshwater canals. Entertaining the family or group will be effortless here! Please note: There is NOT a public access or boat launch on this private chain. Therefore, if you want to experience the water, kayak and paddleboard rentals are highly recommended and easily launched from the banks of the backyard!

Sunny Banks is located in a great central location of Cape Coral, just 10 min to Cape Harbour with shops, restaurants and live music, 15 min to Yacht Club area with a public local beach, the Boathouse Tiki Bar and Grill, and walking/fishing pier. Only 16 miles to Fort Myers Beach and 20 miles to Sanibel. There’s so much to do within a short commute you will be very impressed! We look forward to having you!
Property Rules - PLEASE READ CAREFULLY PRIOR TO CONFRIMING YOUR BOOKING

**CANCELLATION POLICY**: VRBO Service fee refunds - We don't have the ability to discount or waive the VRBO service fee. If the reservation is within the window for a 100% refund per the property's cancellation policy, the service fee will automatically be refunded when the guest cancellation is confirmed. As stated on VRBO, 100% of their service fee will be refunded. Please note, all cancellations will be charged for any credit card fees that are processed and a $145 administrative/guest cancelation fee. The Guests may cancel any time with less than thirty (30) days before the check-in date, but all deposits, rent, and fees paid will be non-refundable.

- OCCUPANCY – Our occupancy limit capacity is clearly listed and applies throughout the entire stay. THE OCCUPANCY LIMIT INCLUDES CHILDREN. The number of people in the home may not exceed the number of guests in your reservation confirmation without prior approval (regardless of whether they are staying the night or just visiting). If more occupants are found at the property at any time, the reservation/stay will end immediately without a refund. No un-registered guests are permitted.

- VEHICLES – Grass and garage parking is strictly prohibited. “3 occupants per vehicle”. Example: If the property's occupancy is 6 there is a maximum of 2 vehicles allowed. Please ask for special circumstances or requirements prior to booking.

- PARTIES/GAT HERINGS/EVENTS - Absolutely NO parties, large/small group gatherings or events are allowed. Extra visitors will also need prior approval. If you have questions prior to booking, please ask.

- ZERO TOLERANCE FOR NOISE POLICY – Our properties are located in quiet residential areas and we care about our neighbors. There is zero tolerance for loud noise, parties, disturbing the peace, police calls, etc. No refunds will be given if guests are removed from the property. Automatic forfeiture of the deposit if police or management is called or involved. The city of Cape Coral’s city Noise Ordinance is 10pm –7am. Outdoor noise must be kept to a minimum after these hours.

- HOLIDAYS – There will be an additional $200 added to your reservation for any federal holiday arrivals or departures.

- PETS - PETS FOUND ON PROPERTIES NOT ALLOWING PETS OR PETS THAT WERE NOT APPROVED IS GROUNDS FOR IMMEDIATE REMOVAL OR FORFIETURE OF DEPOSIT. (Service animals are not considered pets.) If the property accepts pets, you must confirm the total number you wish to bring along with size/breed/age. There is a $200 pet fee per pet.

- CHECK-IN/CHECK-OUT – Check-in is at 4:00 pm and check out is at 10:00 am. Early check-in or late check-out requests need prior approval. If our schedule permits, we may allow an early check-in for a fee of $25 per extended hour and late check out for a fee of $49 per extended hour. This fee will double per non-confirmed early arrivals as well as late departures. If non-confirmed late departure triggers a refund/discount to the next guest, you will be responsible for any loss of income by the owner.

- REQUIRED DOCUMENTS – All Reservations are required to e-sign a vacation rental agreement, any association paperwork, guest registration, and any other forms associated with renting a property prior to occupancy. You must provide a valid drivers license and be over the age of 30.

- BOATS/TRAILERS/PARKING – The city of Cape Coral does not allow the parking of boats/trailers/RV’s/motorhomes/campers/etc. in residential areas including side yards, front yards or driveways. Please go to https://www.capecoral.net/department/parks_and_recreationhome/yacht_club_community_center/click_here.php for launch areas, parking, fees, and more information.
***Please note, boat lifts are not available for guest use. ***

- EXTRA CLEANING = EXTRA CHARGE - Your booking includes an exit cleaning charge for your departure. This fee is to thoroughly clean and sanitize the entire property. This fee does not include personal maid services like used dishes, trash removal (interior/exterior), grill cleaning, furniture replacement, etc. If additional cleanup is required that goes above the standard clean, there will be additional charges. We have a very easy check-out form to refer to prior to your departure.

-THERMOSTAT AND AIR CONDITIONING - The AC does not go under 72F degrees at night or 75F during the day.

- POOLS/HOT TUBS – Our pools are heated to 86F degrees year-round.
The temperature of the pool will depend on weather conditions. During the winter months, THE WEATHER WILL HIGHLY AFFECT POOL TEMPS. The colder the air, the less heat the heat pump will be able to produce. Therefore, during these times of low temperatures or high winds, pools may not maintain the desired temperature. Guests are prohibited from tampering with pool chemicals, equipment, temperatures, or settings. If it is found that a Guest has tampered with chemicals, equipment, or temperature settings or that a technician has been erroneously called out, the Guest will be responsible for any expenses incurred or may forfeit their deposit. No refunds, credits or discounts will be given for adverse weather conditions or technical/mechanical issues.

- GRILLS/FIRE PITS: Guests are responsible for providing their own propane.

- DEPOSIT / DAMAGE PROTECTION PLAN – We offer additional damage protection for $70 which covers up to $3,000.00 in accidental damages. We are human and accidents happen so make your trip worry free by adding the plan. We also take a separate security deposit no matter what, as the deposit covers items that are not covered by the damage plan like additional required cleaning upon departure, excessive electricity usage, or guest negligence of property rules, etc. If the extra damage protection is not added to the reservation, the guest agrees to pay for damages exceeding the deposit amount.

- TRAVEL INSURANCE - For your convenience, we offer Travel Insurance through Generali/CSA that covers cancellations due to emergency, inclement weather, delays, etc. We highly suggest safeguarding your trip with a travel insurance company even if it is not ours and especially during the hurricane season starting June 1st - November 30th. No refunds are given for inclement weather, travel delays, last minute cancellations, etc.

My Husband and I, along with our friends stayed here for our first parents only vacation! The house is beautifully laid out, the pool, hot tub, and outdoor space/lanai served as the best place to relax for us! We were within 20-30 mins of every place we wanted to visit/sight see, and loved the convenience of being able to cook and grill “at home”. We definitely will be planning to stay here or at other properties managed by the same team — so personable and accommodating, and very responsive.

Great location, close to everything, quiet and peaceful neighborhood, communication was great and quick. We had 2 kids, 1 teenage, 2 adults, and 2 seniors. Only had 1 small issue with getting the hot tub to work, but the house manager replied immediately and we got it resolved in no time. The pool was great, but a note for those with little kids, it doesn't have a very shallow end, but has some large steps they can play on. Everything was wonderful! We will likely book it again.

We loved our stay at Sunny Banks! It was perfect for our family of 6 on vacation. The location was close to: Publix, a neighborhood Walmart, and many restaurants.

My almost two year old had ample room to play inside and loved the pool. Pool towels were provided.

Renee was quick and helpful to fix the hot tub and pool when the heater was not on.

The beds were as pictured and comfortable. The kitchen was very clean fully stocked .

We enjoyed our visit to Cape Coral!

Wir haben uns als Familie sehr wohl im Sunny Banks gefühlt. Das Haus ist modern und geschmackvoll eingerichtet. Die Vermieter haben an alles gedacht. Der Pool hat immer Sonne. Die Tischtennisplatte und die Fahrräder haben wir gerne genutzt.
